TRID & Reg Z compliance clock

Per-loan countdown on the TRID and Reg Z timers the RESPA dashboard doesn't cover.

What this surface is

A per-loan countdown clock for the four TRID + Reg Z timers, derived live from each loan's milestone timeline.

The timers

  • Initial LE delivery (TRID 1026.19(e)) — the initial Loan Estimate must go out after application.
  • Post-application disclosures (Reg Z 1026.19(a)) — the early disclosure package rides with the LE.
  • CD 3-day waiting period (TRID 1026.19(f)) — the borrower must hold the Closing Disclosure 3 business days before closing.
  • Right of rescission (Reg Z 1026.23) — refinances only; a 3-business-day window after consummation.

How the math works

Business days exclude weekends and the 10 federal holidays. Deliver-by timers turn red once their deadline lapses without the milestone; waiting periods count down to the date they clear. The daily TRID + Reg Z countdown sentinel fires on any red-zone timer.
